Built-in 1971 on the shores of Payette Lake, Crystal Beach Condominiums faced persistent flooding issues in the crawl space, which had been a concern since the mid-1980s despite previous efforts to address it. Over time, the ongoing groundwater infiltration caused significant wood rot, necessitating comprehensive remediation.
Alpha Omega Engineering, in collaboration with geotechnical engineers, identified that high groundwater flowing towards the lake was the primary source of the problem. We designed and implemented a solution featuring a heavy-duty polyethylene curtain drain to intercept and redirect groundwater. The crawl space was lined with impervious materials and equipped with an under-drain system and pump to manage and remove any residual water. Additionally, affected wood structures were replaced to restore the integrity of the building.
The project also included repaving the parking areas, adding new landscaping, and improving stormwater treatment. Construction is currently in progress, ensuring the long-term sustainability and functionality of the property.

Alpha Omega Engineering, in partnership with Tamarack Grove Engineering, provided essential services for Harbor Freight Tools at their Woodbridge, VA location. The project involved replacing the existing loading dock with a new forklift ramp at the back of the store.
Given the constraints of an existing easement and steep site grades, Alpha Omega collaborated closely with the client to optimize the available space. We designed a solution that incorporated a low-grade loading zone, ensuring safe and efficient forklift operations. The resulting ramp and loading area enhance functionality while addressing the site’s spatial and topographical challenges.
